Damen, a 44 unit courtyard building acquired during the housing market’s downturn, just traded for consideration of $6.2MM.  This building was renovated about 6-7 years prior to sale and boasts individual heat/air, in-unit laundry, as well as a smattering of unit configurations. Most are 2 bedroom units, though a sprinkling of 3 bedroom and 4 bedroom units—some of those massive duplexes—rounded out the sale.

Over the past few years, Rogers Park has seen a resurgence in rental prices and investor demand, and the seller took advantage of the market being strong while the buyer added to his existing portfolio in the neighborhood.
